Asbestos management is the process of identifying, assessing, and controlling asbestos-containing materials to prevent exposure. Instead of always removing asbestos, it focuses on managing it safely in place through surveys, risk assessments, monitoring, and accurate records.
At EIT Ltd, our approach focuses on coordination, planning, and effective risk control. We manage asbestos surveys, asbestos registers, documentation, and project coordination, ensuring every stage is handled efficiently
Why it matters: It protects health, ensures legal compliance, reduces workplace risk, avoids unnecessary disruption, and supports safe planning for maintenance or refurbishment work.

We provide a complete range of asbestos management services to help you stay compliant, reduce risk, and maintain a safe environment. Our approach is practical, well-coordinated, and tailored to the needs of your building and operations. Asbestos management is often misunderstood. It is not the same as asbestos removal, and it is not simply about commissioning a survey and filing the report away.

We carry out comprehensive asbestos management surveys to identify the presence, location, and condition of asbestos-containing materials. Our surveys give you clear, actionable insights so you can make informed decisions about your property.

Our asbestos inspection services include detailed site checks and material assessments to ensure any existing asbestos remains safely managed. We help you stay proactive by identifying potential risks before they become issues.

We assess the level of risk associated with identified materials and provide clear guidance to ensure full compliance with regulations. This includes documentation, management plans, and support for duty holders.

Where removal is necessary, we coordinate safe and compliant asbestos removal services through trusted, fully licensed contractors. We work closely with accredited specialists who follow industry best practices for containment, removal, transportation, and disposal of hazardous materials.
By overseeing professional Asbestos Removal Services, we minimise disruption to your operations while prioritising the health and safety of occupants, workers, and the surrounding environment.

We provide ongoing support, including regular reviews, updates to asbestos registers, and monitoring of material condition, helping you maintain long-term control and compliance.
Choosing the right asbestos management company is essential for ensuring safety, compliance, and peace of mind. We take a practical, transparent approach to asbestos management, helping you understand risks clearly and manage them effectively without unnecessary disruption.

The duty to manage asbestos, set out in Regulation 4 of the Control of Asbestos Regulations, applies to anyone responsible for the maintenance or repair of non-domestic premises. This typically includes building owners, landlords, managing agents, and employers. Implementing professional asbestos management services ensures that these duty holders can effectively identify, assess, and manage asbestos-containing materials, helping them remain compliant with legal obligations while protecting the health and safety of occupants and workers.

In practical terms, the duty requires you to:

Our asbestos management services support duty holders by turning these legal requirements into practical actions. We help you understand what information you need, how often it should be reviewed, and how to demonstrate that asbestos risks are being actively managed rather than passively recorded.
This is particularly important for organisations operating multiple sites, shared buildings, or older premises, where historical information may be incomplete or outdated.
Understanding the presence and condition of asbestos is the first step in effective asbestos management. Our asbestos surveys and asbestos inspection services in Teesside are designed to give you a clear picture of risks within your property, helping you stay compliant and in control.
An asbestos survey is the foundation of any asbestos management program. Without accurate survey data, it is impossible to make informed decisions about risk or compliance. There are two main types of survey used in commercial premises:

An asbestos management survey involves a thorough inspection of your building to identify asbestos-containing materials, assess their condition, and evaluate the level of risk. You receive a detailed report with findings, recommendations, and guidance on the next steps, along with updated records for compliance.

We provide different types of surveys depending on your needs. Management surveys are used for ongoing occupancy to monitor asbestos in place, while refurbishment and demolition surveys are required before any major work is carried out.
Management Survey: These are designed to locate asbestos-containing materials that could be disturbed during normal occupation, maintenance, or routine activities.
Refurbishment & Demolition Surveys: These are required before any intrusive works, refurbishment, or demolition. They are more invasive and aim to identify all asbestos-containing materials within the work area so they can be safely managed or removed before work begins.
We coordinate surveys with UKAS-accredited asbestos surveyors and analysts, ensuring that sampling, reporting, and analysis meet recognized standards.

You may need an asbestos inspection when purchasing or leasing a property, before refurbishment or demolition work, during routine compliance checks, or if materials have been damaged or disturbed. Regular inspections also form part of ongoing asbestos management to ensure continued safety.

Effective risk management is at the core of our asbestos management services. We assess the condition, location, and potential impact of asbestos-containing materials to determine the level of risk they pose.
In many commercial buildings, asbestos can remain in place safely if it is:

Asbestos management relies on careful planning, safe disposal processes, and accurate documentation. Our asbestos management services ensure every stage is properly coordinated, helping you stay compliant while reducing risk across your property.

Asbestos planning includes identifying risks, defining control measures, and preparing clear procedures before any work begins. This involves reviewing asbestos management surveys, assessing the condition of materials, and ensuring all stakeholders understand their responsibilities. Proper planning helps prevent exposure and ensures work is carried out safely and efficiently.

Effective asbestos management goes beyond identification. It includes maintaining up-to-date asbestos registers, clear documentation, risk assessments, and regular reviews.
We ensure that waste documentation forms part of the project record, providing evidence that asbestos materials have been removed and disposed of correctly. This is particularly important for audits, handovers, and future property transactions.
Understanding the difference between licensable and non-licensed asbestos work is essential for ensuring compliance and choosing the right approach for your project.

Licensable work involves higher-risk asbestos materials or activities that are more likely to release harmful fibers, such as work on friable materials or large-scale removal. This type of work must be carried out by HSE-licensed contractors under strict regulations, with detailed planning, monitoring, and safety controls in place.

Non-licensed work involves lower-risk materials where asbestos fibres are less likely to be released, such as minor maintenance or work on materials in good condition. Some tasks fall under notifiable non-licensed work (NNLW), which still requires specific controls, trained personnel, and notification to relevant authorities.
Asbestos management does not exist in isolation. It intersects with maintenance planning, refurbishment projects, health and safety systems and statutory compliance.
We integrate asbestos management into wider facilities and project management by:
This joined-up approach helps organisations move from reactive problem-solving to planned risk control.
We offer reliable asbestos removal management and support services.

If insurers, auditors or clients ask how asbestos was managed, you need more than a contractor invoice. We make sure the planning, classification, and waste trail are complete - so there’s a clear chain of responsibility from start to finish.

The duty holder is the person responsible for maintenance and repair under the tenancy agreement or contract; it may be the owner, landlord, tenant, or shared between parties.
If a managing agent is involved, they act on behalf of the owner but do not assume the owner’s legal duty; ultimate responsibility remains with the owner.
Under the Control of Asbestos Regulations, duty holders (building owners or managers) have a mandatory legal obligation to identify ACMs (asbestos-containing materials). In 2026, the HSE has increased focus on the “Duty to Manage,” requiring not just a survey but a live, up-to-date Asbestos Management Plan that is accessible to all visiting contractors.
Many users ask this when planning upgrades. A standard “Management Survey” is not enough for construction. If you are planning electrical or plumbing installations that involve disturbing the building fabric, a Refurbishment and Demolition (R&D) survey is legally required. This is a more intrusive, destructive inspection designed to find hidden asbestos in wall voids or floorboards.
You normally need a refurbishment or demolition survey when planned works are intrusive, such as opening up ceilings, risers, ductwork, partitions, flooring, or plant rooms.
HSE guidance distinguishes survey types: a management survey supports normal occupation, while refurbishment or demolition surveys aim to identify hidden asbestos and address it before major works.
An asbestos register is not a “one-and-done” document. To remain compliant in 2026, the HSE recommends that ACMs left in situ be re-inspected at least annually to check for degradation or damage. If the building’s use changes or maintenance work is performed, the register must be updated immediately to ensure the safety of all occupants and workers.
If the work is licensable, it must be performed by a licensed contractor, and the enforcing authority must be notified using the ASB5 form at least 14 days before work starts.
The employer is responsible for deciding if a licence is required. After works, you should expect traceable documentation such as waste consignment notes for hazardous waste movements, plus the relevant job records for the work carried out.
If you are responsible for a commercial building, estate or project and need structured support with asbestos compliance, management or project coordination, our team can help.
We will review your situation, clearly explain your options, and recommend a practical, compliant path forward based on risk, not assumptions.
